CAMBRIAN PARK AREA, Santa Clara County — October 28, 2026. Residents following the redevelopment of Cambrian Park Plaza have a key question: in what order would homes, shops and open space be built? A new Planned Development Permit Amendment, PDA20-007-01, submitted on February 13, 2026, focuses on the proposed construction sequence for the 18.13-acre site at 14200 and 14420 Union Avenue, near Camden Avenue.

What is the proposed amendment?

The City of San José’s official project page states that the amendment seeks to implement a phasing plan without changing the previously approved uses, residential unit totals or total commercial square footage. The city’s original project overview describes 305 multifamily apartments above 50,990 square feet of retail and restaurant space, a 229-room hotel, senior and assisted-living uses, 25 townhouses, 48 single-family homes including accessory dwelling units, and four acres of open space. These are project descriptions, not completed buildings.

Where does review stand?

Unofficial summaries of an October 5 San José Planning Director hearing say the amendment was considered and approved with conditions. For a legally reliable answer about final permit status, appeals or conditions, residents should consult the city’s official permit record. A hearing on construction phasing is not permission to assume demolition has begun or shops will open on a particular date.

Why neighbors are watching

Local residents have expressed concern about retaining a walkable retail and community center, not just adding housing. The timing of the planned public-space and business components may shape how the development serves people who already live in the Cambrian area.
